Short-term rental agreement

This agreement is between BeitByout (Property Manager) and the Guest for the booked property and dates.

Security deposit equals one night’s rate for the check-in night. Paid at check-in; refunded at check-out after we inspect the house (within 3 days), minus damage, missing items, or extra cleaning.

1. Security deposit

The Guest pays a security deposit equal to one night at check-in. It is refunded at check-out after we inspect the house (within 3 days), minus the cost of any damage, missing items, or extra cleaning.

2. Condition of the property

The Guest receives the property clean and in good working order, with the inventory listed in Annex A. The Guest must return the property in the same state: clean, undamaged, with all items present and in place.

3. Responsibility for damage

The Guest is responsible for any damage, breakage, or loss caused by the Guest or their visitors during the stay, including furniture, appliances, fixtures, and the inventory in Annex A. Repair or replacement costs are deducted from the deposit; if costs exceed the deposit, the Guest pays the difference.

4. House rules

  • No smoking indoors.
  • No parties or events without written approval from the Manager.
  • No more than the agreed number of guests may stay overnight.
  • Report any problem or damage to the Manager immediately.

5. Check-out

At check-out, the Guest returns all keys, removes all personal belongings and garbage, and leaves the property in the state it was received. The Manager inspects the property against Annex A before refunding the deposit.

Annex A — Inventory provided

  • Keys (front door, gate)
  • Bed linens & pillows (per bed)
  • Towels
  • Kitchen: pots, pans, dishes, cutlery, glasses
  • Appliances: fridge, stove/oven, microwave, kettle, washing machine
  • TV & remote(s)
  • Wi-Fi router (network/password provided)
  • Water heater instructions
  • Fans / AC units
  • Gas bottle (level noted at check-in)
  • Outdoor furniture / BBQ (if any)
  • Starter supplies: toilet paper, soap, dish soap, trash bags

Annex B — Not included

  • Daily cleaning during the stay
  • Food, drinks, and groceries
  • Generator fuel / extra electricity subscription beyond agreed hours/day
  • Extra gas bottles beyond the one provided
  • Extra drinking water refills
  • Personal toiletries beyond starter supplies
  • Laundry service
  • Transport, parking fees, or tolls
